Answer: I too was quite surprised at my credit rating being only 3 stars - I have never defaulted or been late on credit cards or loans in the past. I guess it may be where I have moved from 0% deals, though now I have just stuck with life of balance deals.

One other explanation is that while as doctors we have been in continuous employment in the NHS we move hospitals in training. In my case my employer has changed over the years from Portsmouth Hospitals, Portsmouth Teaching NHS PCT, and Hampshire PPSA although I was in the same training post.

With regards to the lease, the situation is such where the less time that is left the more it ends up costing. Outside of London a mortgage provider is now expecting 70 years. We took advice from a professional in this field and by doing it as a group we can lower the legal costs.

I work as a salaried doctor/employee hence no business debts, but I also have the opportunity to do additional sessional work as a GP locum.

Property bought in 2003 £167,500; mortgage 19 years remaining and balance £143,000. I am confident that the sale price even in these times would be at least £180,000.

Answer: My expenses bills food and entertainment amount to no more than £1200. That includes insurance, utilities, income protection as well.

Answer: I have no planned essential expenses. I chose 5 years as I would rather be understretched financially than overstretched - the mortgage rates have been variable recently! Zopa also allows the flexibility of overpaying but I would aim to pay off my more expensive credit first.

I am a big fan of travel so would rather have another exotic trip or snowboard holiday than save it. There is a possibility of a ring being needed at some point too! (keep that a secret!)

Answer: Thanks, the system is very frustrating - we looked into buying the freehold but some owners were keen to bury their heads for longer and something called the Spotelli Ruling meant that it would cost even more still! Estimates by leasehold valuers were in region of £40,000. A real pain!!!
